MINUTES OF PLANNING BOARD

Meeting was called to order by acting chairman, James Deming, at 7:01
Minutes of meetings of 11/19/07 and 1/28/07 were approved as corrected.
Bill Hebebrand appeared before the Board to discuss a planned ANR subdivision of a lot from Marcella Waugh’s property (Map 413, Lot 4) at 279 West Granville Road. The new lot would have frontage on Schoolhouse Road. The Board advised the Applicant to have his engineer redraw the site plan, showing the dimensions of all boundary lines, and to supply a mylar for further processing.
Stanley Rosen appeared before the Board to discuss an addition to the East side of his house at 339 Beetle Road (Map 116, Lot 1). This house is a non-conforming structure on a non-conforming lot. It violates the sideline setback on the West side of the house by 5.5 feet, being 19.5 feet from the sideline.
A public hearing was held October 15, 2007 on increasing the West side non-conformity to 10.5 feet to allow for a two story extention and addition of a deck.
A Special Permit was granted to allow this addition, but construction has not begun.
The Applicant now wants to add another addition to the East side of this house, which would violate the East side setback by fourteen (14) feet.
Since the Planning Board has no authority to grant this new non-conformity, the application was denied.
Michael Kaminski of 194 Schoolhouse Road (Map 413, Lot 1.3) applied for Site Plan approval for a small 25’ x 36’ barn. As all setbacks will be meet, the application was approved unanimously.
James Joyce has resigned as Chairman and member of the Planning Board. The members present nominated, seconded and approved James Deming to be the new Planning Board Chairman. His name will be submitted to the Board of Selectman for final approval.
As there was no further business, the meeting was adjourned at 8:16.
