MINUTES OF PLANNING BOARD
Meeting of 1/24/2005
Meeting called to order by chairman Steve McAlister at 7:15.

Motion to approve minutes of 11/17/04 approved unanimously.
1. Applicant: Al & Ruth Berube

Description: Application for an addition of a large bedroom, garage and storage room onto his pre-existing house. The existing house is non-conforming in that it violates the front yard setback by nine (9) feet and the eastern side line setback by two and a half (2 1/2) feet. The intended addition would come within ten(10) feet of the road.
Action Taken: Application denied. Applicant will apply for a Special Permit to extend the non-conformity.
2. Gloria Gery and Eric Munson, Jr. appeared before the board to discuss changes in procedures involving the staking of Building Projects, and measuring of required setbacks prior to issuance of a site Plan and Building Permit. Following a discussion, it was unanimously agreed that
a. The Building Permit regulations would require the staking of the construction project and relevant property lines.
b. The Building Inspector, or his agent, would measure the distances from the stakes to the property lines, and note, by signature, whether the site plan is accurate or not.
c. The Planning Board will give or withhold Site Plan Approval based on the certified site plan drawing and other considerations dictated by Tolland's Zoning bylaws.
3. The Zoning bylaw Review Committee reported that it has two more meetings scheduled to finalize Fences, Accessory Buildings and Accessory Structures. They will try to get their final draft to the Planning Board by the February meeting.
