MINUTES OF SPECIAL PLANNING BOARD
Meeting of 09/05/2006

Meeting opened by Chairman James Joyce at 7:05 p.m.
Public Hearing for Arlene and David Hiller, 38 Ona Road, Map 101, Lots 68 & 69
Chairman Joyce read the Public Notice of Hearing for the extension of an existing deck on a pre-existing, non-conforming lot. The extension of the existing deck would increase the sideline non-conformity from seven (7) feet to twelve (12) feet.
·- No negative responses were received.
- All abutters were notified by certified mail. None appeared to oppose the project.
- Eric Munson, the intended builder, inspected the property and saw no problems.
- Motion to close the public hearing was made, seconded and approved by all member present .
Special Meeting was opened at 7:08 p.m.

Action Taken: Special Permit for extension of deck approved by all members present
2. Applicant: Robert Maselek
Location : Owl’s Nest Road
Map 120, Lot 50
Description: This application was rejected due to lack of required information on site plan. Tolland’s new Zoning Bylaws require a plot plan drawn to scale and signed by a surveyor or licensed engineer, for all non-conforming lots. The builder, Eric Munson, appeared before the Board for clarification of specific requirements.
Action Taken: No action was taken on this case, but a decision was made by the Board, that a previously drawn septic survey with building setbacks shown, can be presented if the intended structure is added and is drawn to scale.
Next regularly scheduled meeting will be September 18th at 7:00 p.m.
